It’s incredibly easy — and I’ll handle almost everything for you. All you need to do is fill out and sign my Change of Management form, which you can find in the Forms tab. Once I have your signed form, I’ll notify your current agent, arrange the full handover, collect keys, leases, reports, and bond details, and introduce myself to your tenants. There’s no need for you to have an awkward conversation or chase paperwork. I’ll ensure a seamless transition with no interruption to rent collection or tenancy arrangements.
My management fee covers a full range of services, including rent collection, tenant communication, routine inspections, maintenance coordination, lease renewals, and compliance monitoring. It also includes ongoing advice and updates to ensure your property complies with changes in QLD tenancy law. There are no surprises — I’m transparent about all fees and will always discuss any additional costs with you before proceeding.
Tenant selection is one of the most important parts of protecting your investment. I run a thorough screening process that includes rental history checks, employment verification, income assessment, and references from previous agents or landlords. I also assess their suitability based on their lifestyle, stability, and how well they align with the property. My goal is always to place tenants who are respectful, financially responsible, and likely to treat your property as their own.
Under current legislation, rent can only be increased once every 12 months and must be clearly outlined in the tenancy agreement. I’ll make sure any proposed increase is reasonable and compliant. I’ll also provide tenants with the required minimum notice period — which is two months — and handle all communication to ensure the process is smooth and professional.
If rent falls behind, I act quickly and in accordance with QLD tenancy legislation. I monitor rent payments daily and issue notices as required if payments are missed. If the issue isn’t resolved, I guide you through the process of issuing a Notice to Remedy Breach or Notice to Leave. In the rare case that the matter escalates, I manage the dispute through the RTA or QCAT and keep you informed every step of the way. I also help you prepare for such scenarios by recommending solid landlord insurance from the start.
If a tenant breaches the tenancy agreement, I’ll follow the correct legal steps to resolve the issue. This may include issuing a Notice to Remedy Breach and, if necessary, a Notice to Leave. If the matter escalates, I will represent your interests through the RTA or QCAT. While my first approach is always to resolve problems amicably, I act decisively when your investment is at risk.
